Relocate UK team pass legal test with flying colours
Relocate UK are delighted to announce that their team of Relocation Co-ordinators and their Relocation Manager recently achieved exceptional results in the firm's stringent Legal Test.
The Legal Test is designed to ensure that staff are fully competent in assisting clients when renting a property to live in. The intensive training gives them a thorough understanding and knowledge of all Landlord and Tenant law, and the many rules and regulations governing residential lettings.
Says Relocate UK Manager, Louise Jobson: "There is more to residential lettings than meets the eye; many regulations must be adhered to for the safety of tenants and to protect the rights and interests of both parties. Our legal training ensures that we are able to protect our clients' interests and that their tenancies run as smoothly as possible."
"For example, we know what constitutes a fair or unfair term in a tenancy agreement, and if something is unfair to our client we will negotiate with the agent to have the term amended or removed. Although they may sound the same, there is a distinct difference between stipulating that the tenant will pay for a professional clean at the end of the tenancy and that the tenant will ensure the property is cleaned to a professional standard at the end of the tenancy - the former will cost significantly more!"
"Because we understand all the legislation governing lettings, we can ensure on our clients' behalf that the agent or landlord is adhering to their legal obligations, for example on gas, electrical and fire safety and tenancy deposit protection."
The Legal Test requires many hours of home study and a full day of intensive training, followed by a lengthy exam. Subjects covered include:
- An introduction to the English legal system
- Standard contract law and contract law relating to lettings
- Property management
- Complying with legislation to ensure the safety of tenants
- Protecting the interests of landlords
- Health and safety
- Personal safety
Relocate UK are delighted with their team's results, all Relocation Co-ordinators achieved a Merit, scoring above 80% and Manager Louise achieved a Distinction, scoring more than 90%. This proves that they all have an in-depth knowledge of letting and an unwavering commitment to providing the best possible service to their clients.
